Buying a home can feel exciting and overwhelming at the same time, especially when you’re not sure what happens first or what you should be asking.

My job is to help you understand the process, know what to expect, and make sure you’re not making decisions just because you feel like you have to move fast. We’ll take it one step at a time and make sure you understand what you’re agreeing to along the way.

Preparing to Buy

Before you start looking at homes, it helps to understand where you stand financially and what steps may need to happen first. We’ll talk through your goals, credit, budget, financing, and what being truly ready to buy looks like so you can move forward with a clear plan instead of guessing.


The Buying Process

1. Buyer Consultation

We’ll start with a conversation about what you’re looking for, you timeline, your budget, and any questions or concerns you already have. This is also where I’ll explain what the process looks like so you know what to expect before we get started.

2. Get Pre-Approved

Before we start seriously looking at homes, you’ll want to talk with a lender and get pre-approved. This gives us a better idea of your financing options, estimated payment, and the price range that makes sense for you.

3. Start Your Home Search

Now we can start looking at homes that fit your needs, priorities, and budget. I’ll help you look beyond the pretty pictures and think about the things that would matter after you move in too.

4. Make an Informed Offer

When you find a home you want to pursue, we’ll look at the property, the market, the numbers, and the terms together. I’ll explain what you’re agreeing to so you can decide what kind of offer you feel comfortable making.

5. Inspection & Due Diligence

Once you’re under contract, this is your opportunity to learn more about the home. We’ll pay attention to the deadlines in your contract, review what comes back from the inspection, and talk through any concerns before you decide how you want to move forward.

6. Appraisal & Final Loan Approval

While we’re working through the contract, your lender will continue processing your loan and may order an appraisal. Stay in communication with your lender and avoid making major financial changes unless you’ve talked with them first.

7. Closing Day

Before closing, we’ll make sure the final pieces are in place and you know what to expect. Then it’s time to sign your documents, get your keys, and officially become the homeowner.

Making Your Offer Stand Out

1. Be Fully Pre-Approved

Before we write an offer, I want you to have a solid preapproval in place. It helps us know what you’re working with and shows the seller that you’ve already taken important steps with your lender.

2. Pay Attention to What Matters to the Seller

The highest price does not always make the strongest offer. Closing date, possession, financing, and other terms can matter too. If we can learn what’s important to the seller, we can look at whether there are terms that work for both sides.

3. Let the Numbers Make Sense

We’ll look at the home, recent sales, current competition, and what’s happening in the market before you decide what you want to offer. I don’t want you throwing out a number just because you’re afraid someone else may get the house.

4. Keep the Offer as Clean as We Reasonably Can

Every extra request can become another piece for the seller to consider. We’ll keep the offer straightforward where it makes sense while still making sure the things that are important to you are addressed.

5. Be Ready to Make Decisions

Sometimes things move quickly. I’ll make sure you understand what’s being asked of you so you can respond when needed without feeling like you’re making a rushed decision you don’t understand.

6. Know Your Limit Before Emotions Take Over

It is easy to get attached to a house once you can picture yourself living there. Before we write the offer, we’ll talk about your numbers and where your stopping point is. Getting the house is not worth putting yourself in a financial position you’re uncomfortable with.
