Before we put your home on the market, we’ll walk through it together and talk about what may need some attention—and what probably isn’t worth spending money on.

Not every home needs a long list of updates before it can be sold. We’ll look at things like repairs, decluttering, presentation, photos, and anything that could affect how buyers see the home.

The goal is to help you prepare your home well without convincing you to spend money just for the sake of making changes.


The Selling Process

1. Seller Consultation

We’ll start by talking about your home, why you’re considering selling, your timeline, and what you need from the sale. I also want to know what concerns or questions you have before we make any decisions.

2. Prepare the Home

We’ll walk through what may help your home show well and what may not be worth the time or money. I’ll help you focus on the things that make sense for your home and your situation.

3. Price & Position the Property

We’ll look at recent sales, current competition, your home’s condition, and what’s happening in the market. From there, we’ll talk about a pricing strategy and what the numbers could mean for you.

4. Market the Home

Once we’re ready to go live, the goal is to present your home clearly and attract the right buyers. I’ll make sure buyers can find the property and understand what it has to offer.

5. Review Offers

When an offer comes in, we’re going to look at more than the price. I’ll help you understand the financing, contingencies, closing timeline, concessions, and other terms before you decide whether an offer works for you.

6. Contract to Closing

Once you accept an offer, there are still inspections, appraisal, deadlines, requests, and plenty of details to manage. I’ll keep you informed about what’s happening and what needs your attention along the way.

7. Closing Day

Before closing, we’ll make sure the final pieces are handled and you know what to expect. Once everything is complete, you’ll sign the necessary documents and officially complete the sale.
