Understand the process

When selling won’t cover
everything you owe.

A short sale is a sale where the lender or servicer agrees to accept proceeds that are less than the mortgage balance. It requires approval and means moving out of the home.

Know what to ask before deciding.

  1. Ask about eligibility

Contact your servicer about its short sale process, required hardship documentation, and any existing deadlines.

  2. Understand my role as your listing agent

I help evaluate market value, prepare and market the listing, review offers with you, and coordinate sale-related communication and requested documentation with the parties involved. Your lender makes the short sale approval decision.

  3. Understand the approval

There is no guaranteed timeline. Lender review, document requests, buyer financing, and other lienholders can affect timing. Approval is not guaranteed; ask how any foreclosure deadline affects the process.

  4. Review remaining obligations

Ask an attorney about any unpaid debt and the approval terms. Ask a tax professional about possible tax consequences before you commit.

You don’t have to figure it out alone.

Let’s talk about where you are and what your next step could look like.
